§ Organizing an inspection trip to show the potential properties (the cost of the ticket fare will be covered by you).
§ Any sort of negotiation between developer and customer. Please note, that Imoti Bulgarian Properties can't be responsible for any sort of delays or mistakes made by developers' fault, as our agency is not part of building companies, but mediator between buyers and developers. As we collaborate with only developers checked by our solicitor, there was no one case of not completed complex. In every process of buying Imoti Bulgarian Properties represents and defends interests of all our customers.
§ Providing customers with Preliminary and Maintenance contracts, receipts and information on behalf of developer, and legal documentation.
§ Translating documents into English, Bulgarian or Russian, if necessary (unofficial translating). Organizing an official translation of important documents (Deeds, etc.) from Bulgarian into English/Russian, etc. by official translation agency on translation agency's fee (about 50 euro) - information will be provided by Imoti Bulgarian Properties)
§ As property consultants, we do not provide legal advice, but we will be happy to put you in touch with solicitors in Ireland or Bulgaria. You will cover the cost of their consultancy.
§ As property consultants, we do not provide mortgage, but you can find information on our web site www.ibp.ie about Brokers and Irish Banks, providing remortgage and mortgage services.
§ Assistance with insurance of your property - we can provide you with information and costs.
§ We will be happy to help you with the making of arrangements for furnishing your new property for the best possible price.
§ We can arrange finding a Rental Agency for renting your new property.
§ We can assist you with the opening of a Bank Account in Bulgaria for utility bills and transfers - we can recommend you reliable representative in Bulgaria, who can do it for you on your behalf (this service provided by Bulgarian agency, Imoti Bulgarian Properties doesn't charge for this service).
§ Organizing rent a car in Bulgaria (the cost will be covered by you).
§ Providing with useful information about extra services (changing the locks, fitting the safe box, shower cubicle/curtain pole, etc.)
Service charge (agency fee) is 3% of the price of the property, payable to Imoti Bulgarian properties by bank transfer, bank draft, cheque or cash.
